The Fairfax County Redevelopment and Housing Authority (FCRHA), together with SCG Development and other partners, gathered to celebrate construction progress at the forthcoming Indigo at McLean Station, an affordable home community.
Formerly named “Somos at McLean Metro,” Indigo is located at 1750 Old Meadow Road in McLean – in the heart of the employment rich Tysons area, and within walking distance from the McLean Metro and all surrounding amenities that Tysons has to offer.
Previously, the four-acre property was improved with an older office building, which was demolished to make way for the Indigo community. Phase A, which broke ground in Summer of 2024, is being constructed over an existing parking garage that was retained and reconfigured. Phase B, a separate eight-story building at the front of the site, broke ground in Fall 2024. When complete, Indigo at McLean Station will boast two connected buildings, with a total of 456 affordable units plus amenity space: Phase A with 231 units and Phase B with 225 units.
“Indigo will bring high-quality, affordable housing options to families and individuals in a very high barrier-to-entry market,” said Lenore Stanton, Chair, FCRHA. “We are delighted to see Indigo’s progress, which is a testament to innovation and creativity coming together to create beautiful housing on land that was previously under-utilized commercial space.”
“The topping out of Indigo marks a significant milestone for this development as it exemplifies our commitment to creating inclusive communities where all residents can thrive, with convenient access to transportation and amenities.” said Steve Wilson, President, SCG Development.
Financing
Both Indigo Phase A and Phase B are financed via a public-private partnership that combines multiple sources of support to ensure the project’s long-term affordability. Virginia Housing provided financing and 4% Low-Income Housing Tax Credit allocations; FCRHA invested Blueprint funds ($15.8 million for Phase B); and the Virginia Department of Housing and Community Development (DHCD) awarded Affordable and Special Needs Housing (ASNH) funding. Phase A received LIHTC equity from Stratford Capital Group, while Phase B is supported by LIHTC equity from Hudson Housing Capital.
In Phase B, Amazon provided $18.2 million in low-cost financing as part of their $3.6 billion commitment to create or preserve more than 35,000 affordable homes in the National Capitol, Puget Sound, and Nashville regions.
