The Property represents the acquisition and adaptive re-use of a former elementary school in Sandwich, MA, approximately 52 miles southeast of Boston. The school was decommissioned in 2015 after hosting various Town administrative offices and community groups. The closure of the school was precipitated by a smaller student population in the district and substantial capital improvements needed to continue operating the structure as an educational facility. SCG Development and CHOICE won a competitive Town RFP process in 2020 to secure the rights to transform the school into affordable housing.

The Property has preserved a portion of the existing structure that was initially constructed in 1927. Later additions, which were built in the 1950s through the 1970s, have been demolished to enable the construction of a new, three-story, wood-framed residential structure. It is anticipated that the 31-acre campus will accommodate up to 128 mixed-income apartment units following the completion of Phases I, II and III.

The Property provides 38 apartment units consisting of 4 studios, 33 one-bedroom, and 1 two-bedroom apartment units for senior (62+) occupancy. The Property also features a common area in the current auditorium that will host on-site supportive services and community space for local senior residents.
