After six years of collaborative effort, the Fairfax County Redevelopment and Housing Authority, SCG Development, members of the Fairfax County Board of Supervisors, and project partners gathered on May 17, 2023 to celebrate the grand opening of Ovation at Arrowbrook, located in Herndon, Virginia.
This development features 274 EarthCraft Gold designed affordable apartment homes with 38,000 square feet of community retail space that will be home to a grocery store, bakery, a brewery, and more. Located adjacent to the Arrowbrook Centre Park and Innovation Metro Station, residents of Ovation can enjoy easy access to playgrounds, athletic fields, an outdoor entertainment pavilion and a dog park. The property’s 10,000 square feet of amenity space houses a fitness center, business center, club and entertainment rooms, and a private courtyard and free garage parking.

The financing for the 274-unit $110 million dollar mixed-use development was provided by: Fairfax County DHCD Blueprint Housing Funds ($7.7 million), construction loan by TD Bank & M&T Bank ($71 million), permanent first mortgage loans by Freddie Mac ($49 million – arranged for by M&T Realty Capital Corporation), equity capital arranged by Stratford Capital Group ($40 million), subordinate funding by the State of Virginia DHCD ($2.4 million), and allocations of 9% and 4% tax credits by Virginia Housing.
